Start with the public record.

A name, an APN, a registry number or a filing date usually tells us more than twenty minutes of guessing. This is the working desk I use to get to the official source first.

Four offices; four different answers. The recorder handles filed instruments. The assessor handles parcel identity and assessed value. The tax collector handles bills and payment status. GIS helps locate and compare parcels, but it is not a survey or a title report. Public databases lag; certified records still control.

The map can show where the parcel probably is. It cannot tell you what the deed actually says. That distinction has ruined more than one otherwise attractive spreadsheet.
